Pre-Purchase Survey

A Pre-Purchase Survey is an inspection carried out to ascertain the general condition of a property. A Pre-Purchase Survey is frequently called a ‘structural survey’ or ‘building survey’ and is carried out on behalf of the potential purchaser of a property. A building survey will identify any obvious defects that would ordinarily be missed by the untrained eye, and report on these to the client, whilst also outlining recommendations. Opinions on Compliance

From €399 incl. Vat

An Opinion on Compliance or compliance certificate will certify whether any alterations such as extensions or attic conversions made to a property substantially complied with the building and planning permission regulations at the time of construction. This is something that is generally requested by the new buyer’s solicitor.

Land Registration maps

From €399 incl. Vat

A Land Registry Compliant Map is a map that is marked up to identify the boundary location of the property. The map must meet the specific requirements of the Property Registration Authority PRA before it can be accepted for Land Registration purposes. Every building being sold for the first time since 2011 will likely require a new land registration map.

New Build Snag List

From €499 incl. Vat

A snag list is typically performed on new-build dwellings and will identify a list of items the developer should attend to prior to the completion of the sale. Our qualified surveyors will also identify any issues such as cracking, and potential design defects in the walls, floor and attic. Our surveyors will also identify building regulation compliance issues such as lack of fire stopping, poorly installed drains, etc.
