Terms of Service
We would typically be undertaking a Type Two Survey in accordance with SCSI Guidance Note on the survey of residential property; This intermediate type of service includes an extensive visual inspection of the building, its services, and the grounds (without tests). Where accessible concealed areas are inspected if it is safe to do so (typical examples include roof spaces and underfloor areas). The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems. Although the report is concise it does include advice about the repairs and any on-going maintenance issues. 
We will issue a report in PDF format within three working days of survey date which will set out the findings of our inspection and also some recommendations.
Exclusions; We will not be inspecting covered or inaccessible parts of the property and do not open up covered parts We can not be responsible for any defects that occur in the property after inspection We do not carry out a full planning search We not be testing for deleterious materials, although we may comment on any items of concern We will not be preparing drawings of the property We will be inspecting the external parts of the property from ground level only We do not carry out thermal imaging We may comment on drainage issues, we generally do not open manholes or inspect sewers We do not test any of the building services (electrical, mechanical, drainage, etc)
